Request
  1. The total number of complaints received by you or your trading standards body about landlords and letting agents in the last 12 months.

  3. Of the complaints listed in point 1, how many of those led to enforcement action of any kind (for example fines, or prosecutions).
  4. Please provide details of each enforcement action listed in your response to point 3.
Decision
  1. 26 contacts recorded in the period 9 October 2018 – 8 October 2019, by goods codes for letting agents and landlords. Seven of these were enquiries by others (businesses/traders/advice requests, etc., not complaints)
  2. The most common topic of complaint about landlords and letting agents was unfair commercial/business practices – usually contractual issues
  3. None of the complaints listed in question one led to enforcement action of any kind (for example fines, or prosecutions).
  4. N/A – we are working with district council colleagues to form a better intelligence picture in this area.  Not all landlord and letting agent complaints will come to the attention of Trading Standards Services, if they are not reported to the main Citizens Advice helpline numbers and instead only get reported to housing authorities, district councils or citizen's advice bureaus (office only – not helpline) then we will not receive these to be able to affectively assess the scale of complaints and issues.
